Examining Urban Land Management Practices in Takoradi

With urbanization on the rise, over half of Ghana's population now resides in cities, reshaping land management practices. This study investigates the strategies employed in Takoradi in response to its growing urbanization. Using snowball sampling for private landowners and purposeful sampling for Land Sector Agencies, data collection involved interviews and secondary document analysis. The findings highlight significant challenges within the legal frameworks governing land use, attributed to their outdated nature. Additionally, overlapping responsibilities among Land Sector Agencies hinder effective coordination and communication, exacerbating issues in land management. Resource constraints, logistical challenges, and deficiencies in developer knowledge further impede progress. To address these issues, the study recommends revising existing frameworks, engaging local communities in planning processes, and implementing robust monitoring systems. Furthermore, adequate infrastructure, incentives, and logistical support are crucial for agencies to ensure sustainable land management practices in Takoradi.
